				<title>Closing a Home Mortagage loan</title>
				<description><![CDATA[ Dear Sir, I have a mortagage loan for which i am paying Rs.17860 as EMI for 180 years. The interest rate got reduced to 9.25% 3 months back. Now i am planning to close this loan. Let me know if this is a good idea.<br /> I have one more mortagage loan for which i am paying Rs.9439 (it is for my existing house, where i am living) and i have started this loan in 2004 and the rate of interest is 11.50%. and i still have to pay Rs.593652/- .<br /> <br /> Let me know which one i have to close. 				<title>Home loan by the purchaser of a motgaged property</title>
				<description><![CDATA[ I have a property for which I have taken a loan from HDFC bank.  I want to sell the property.  The purchaser of the property also wants to take loan from the bank but not from HDFC.  What documents does he need from me for getting his home loan sanctioned.  Is sales agreement essential before the loan is sanctioned?  Do i get legally bound to the purchaser once I sign the sales agreement?  There is a possibility that purchaser's loan is not sanctioned and in that case he may still not allow me to sell the property to a third party in case the sales agreement is signed before the loan is sanctioned. 				<title>Mortgage deed in the Name of the Bank</title>
				<description><![CDATA[ I got my loan sanctioned from the State Bank of Mysore for 30 lakhs for construction of a residential project. <br /> Inspite of me keeping all the documents related to the plot in original they are asking me to make TWO DD's<br /> one of 10,000 & another of 3,000 int he sub-registrar office to proceed further.<br /> <br /> I have availed previously loans from IDBI and they asked me to sign document related to mortgage but never asked me to go to sub-registrar office and get it registered for a HUGE sum of 13,000/-, Could any of you experts throw more light into this. I am not against mortgaging but the amount to be paid for registrar is too high and even the Karnataka government has no where in its stamp duty or registration has this written.<br /> <br /> The bank says this money is not for them but for me this is an outflow from my hand. <br /> And it nearly comes 1000 Rs charge i have to bourne per lakh for a 30 lakh loan amount.<br /> <br /> Is this some kind of hidden agenda for the so called Teaser Home Loans. 1500 - legal, 1500 - valuator, 300 - document charges, 7000 - processing fees, 7000 - insurance, 1600 - documentation, 13000 - DD favoring sub-registrar. This comes close to 32,000 as my expenditure to get 30 lakhs of loan for construction.<br /> <br /> IS THIS TRUE and FAIR<br /> <br /> Thanks<br /> Avinash]]></description>

Now another EMI for 2nd house is Rs. 7500.  Can I get the rebate over IT from both  home loans or how can I show these two to IT. Kindly explain in detail]]></description>

				<title>Early Part Payment of the Home Loan</title>
				<description><![CDATA[ I have taken a home loan of Rs. 20.00 lacs in the year 2005-06 from ICICI Bank. Uptill now, I have almost make part payments of Rs. 08.00 lacs. Pls advise can I ask from ICICI Bank to either reduce my rate of interest or reduce my EMI on account of the part payments already made. <br /> Presently, the rate of Interest and the EMI are same which I was paying in the initial stages of the loan. If the amount paid as part payments would have been deposited in Fixed Deposits, the same would be fetching the interest, But here, I am not receving any kind of benefit for the part payments made. <br /> Pls advise.]]></description>
